Please read these Terms carefully before using our Website or engaging our services. By using our Website or instructing us to act on your behalf, you agree to be bound by these Terms. If you do not agree, please do not use our Website or services.

1. Use of Our Website

You may use our Website for lawful purposes only. You must not use our Website:

  • In any way that breaches any applicable local, national or international law or regulation
  • To transmit any unsolicited or unauthorised advertising or promotional material
  • To knowingly transmit any data or material that contains viruses, Trojan horses or other harmful code
  • To attempt to gain unauthorised access to any part of our Website or its related systems

2. Our Services

JK Ltd provides a range of property services including, but not limited to:

  • Residential lettings — let-only, rent collection and fully managed
  • HMO management

  • Property investment sourcing and consultancy
  • Property courses and education
  • Conveyancing referrals
  • Probate property services

The specific terms, fees and scope of each service will be set out in a separate written agreement or instruction letter provided to you before we begin acting on your behalf. In the event of any conflict between these Terms and a specific service agreement, the service agreement shall take precedence.

3. Valuations and Property Appraisals

Any valuation or property appraisal provided by JK Ltd — whether online or in person — is provided as an opinion of value only and does not constitute a formal RICS valuation or survey. Valuations are based on current market conditions and comparable evidence available at the time and may change. JK Ltd accepts no liability for any loss arising from reliance on a valuation or appraisal figure provided by us.

4. Fees and Payment

Our fees for each service are set out in our schedule of fees, which will be provided to you prior to instruction. Unless otherwise stated, all fees are exclusive of VAT, which will be added at the prevailing rate.

For lettings services, our fees are due and payable as follows:

  • Let-Only: Payable on the commencement of the tenancy
  • Rent Collection and Full Management: Deducted monthly from rent collected on your behalf
  • Additional charges (such as inventory reports, safety certificates and renewal fees) are payable as incurred

For sales services, our fees are payable on completion of the sale unless otherwise agreed in writing.

We reserve the right to charge interest on overdue amounts at a rate of 8% per annum above the Bank of England base rate, in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.

5. Landlord Obligations

As a landlord instructing JK Ltd to let or manage your property, you confirm that you:

  • Are the legal owner of the property or are authorised to let it on behalf of the owner
  • Have obtained any necessary mortgage lender or freeholder consent to let the property
  • Will ensure the property meets all legal requirements prior to the commencement of any tenancy, including but not limited to: a valid Energy Performance Certificate (EPC rated E or above), a current Gas Safety Certificate (CP
